Can you tell us what SocietynMore is all about and what is the key problem that Societynmore intends to address? 


Societynmore (SNM) is an online Society Management and administration and society accounting solution which can be used by cooperative societies to their benefit for effective administration of society affairs. Launched in 2015, SNM today works with over 200 Housing Societies and covers more than 25,000 + users across 5 cities in India. 

What is the USP?

SNM provides a combination of software and mobile app based solutions for accounting, billing, management and communication for Housing Societies. All Registered Societies in India must file annual returns and TDS. Most times, an elected committee oversees the work, along with a third-party manager for administrative work. With the new-age societies the total number of flats under management has increased significantly, which in turn has increased the complexity and volume of work required to be done at each society. This is a voluntary work where if you slip you may be exposed to legal repressions. SNM’s online technology provides an automated income and expense sheet. It reduces the work of a manager significantly by providing ready sheets in standard accounting formats and also provides regular updates on the defaulters. Also, all committee members have the authority to check the accounts online at any given point of time. The monthly maintenance bills are generated online and physical copies need to be sent to only those flats who do not have access to any mobile or PC. SNM is also in the process of tying up with banks to provide a seamless online payment option.

The software also sends reminder to the manager / committee on upcoming FD maturity or upcoming renewal of other services, which results in an efficient use of the Society’s funds. 

SNM can also work as closed social media platform for individual society flat owners. Through the app, important updates on events or even an impending water shortage can be communicated effectively. 

Tell us more about the concept? 

While I was on a break post my first child, I decided to join my Housing Society’s committee to help structure the workings. However, was quite surprised at the lack of support and also trust a committee gets from other flat owners, leading to delays in execution. 

I realized that most residents choose to ignore the issues because of lack of clarity and time. Whatsapp was still not so popular so we made an email group for better communication. This helped in improving the decision making process and also in getting more support from the other flat owners. 

The concept of SocietynMore was based on this experience. I realized that as the city expands, the management of Housing Society needs to be more efficient and accessible. SNM works on three principles, efficient administration, effective communication and voluntary participation of members.

Tell us about the traction details? What is the business opportunity for SNM?


We started onboarding societies towards the end of 2015. We at present have 200 societies and cater to more than 25,000 residents across multiple cities. We intend to expand our user base to more than 100,000 users over the next two years. Our business is directly proportional to the expansion of user base as we have a subscription based revenue model based on the number of members. 

Considering that there are approximately 90,000 number of societies in just Mumbai, the opportunity for us is quite clear.

SNM also helps in building an environment friendly society, can you elaborate on that?


SocietynMore besides introducing an efficient way of managing housing societies overall financial operations also helps in introducing environmental friendly practices. 

We are reducing the use of paper by eliminating the need to print many society documents like the monthly bills and notices. On an average, there are at least 70-100 flats in each Housing Society that we manage, Once societies use our services they send notices that can be read on the email/ our app. I feel happy about every sheet of paper saved by enabling societies to avoid taking printouts of notices that no one ever read.

Going forward, we plan to introduce other environment friendly functionalities on our app such as Waste Management and Water Management. 

What is your source of revenue and any numbers that you can share?


We have a subscription based revenue model based on the number of members. Depending on the complexity of services that a committee opts for, the per flat cost ranges between Rs 5- Rs 15 per flat per month. 

What is your customer acquisition strategy? What are some of the key challenges that you face when you approach a new society?

Most of our customer have been sourced through online marketing efforts, followed by multiple meetings with the committee members to explain the benefits. In the process, we have improvised many things on our software and app and feel that now we are ready for a more robust growth. We plan to hire a marketing and sales team which can further enhance our reach and help us expand our business.

In the next 3-4 years, we aim to work with about 20% of the Housing Societies in Mumbai, Kolkata and maybe Pune.

  Guidance on issuance of NOCs by Cooperative Housing Society

NO Objection Certificates (NOCs) are required by members of Society for various purposes. NOCs may be required as and when a member is leasing the property or in case he/she is selling his/her property or at the time of taking loan from Banks or Financial institution on the mortgage of property etc. However, NOC is not mandatory as per the Society Bye laws, however if it us required by the member due to some reason or for Bank purpose, it is the part of duty of Office bearers to issue NOC without any extra charges for the same. The society has to provide all the administrative services to the members without charging any extra amount. However NOC from Society is not required for transfer unless specifically required by any Bank or financial institution for their own documentation purpose.

The water crisis in Navi Mumbai and areas like Panvel, Kharghar, Kamothe, CBD Belapur, Seawoods, Nerul and Vashi has worsened in March with supply dropping to just once a day for two to four hours. While the municipal corporations look for alternative sources, the scarcity has offered an opportunity to tanker operators. A tanker of water that was available for Rs 800-1000 earlier is now being sold for Rs 2,000-2500.

The Brihanmumbai Municipal Corporation (BMC) has decided that housing societies will get 5% rebate on property tax if they implement rainwater harvesting and if they don't they will be fined the same amount.

Until last monsoon, the society went through a harrowing experience as they were plagued by water shortage like many others in the city. They had to call tankers and negotiate the prices based on the demand and water cuts.

Swabhiman Sanghtana, an NGO, which has made the water-shortage issue in the city their signature project for over a year now, wants all the buildings to implement this immediately.

The best strategy to tackle the situation is to devise self-regulation to avoid wastage In this area, Prajakta's initiative is one of the most revolutionary ways to conserve litres and gallons of water. She decided to engage with restaurants and launch a project as #jitnipyaasutnaglass. It was simple idea and required restaurants and hotels to serve water only when asked for.

For Election process of D category Societies refer  rule 76  in Maharshtra Election Rules published in 2014
The responsibility of conducting election of state co op. societies is handed over to state co. op.election Authority(SCEA) . For election of all, as said in election act, rule 4,  A, B, C, D groups are made. The provision has been made to conduct the election of D group as per election Rule no. 76. On this ground, the election of this group of societies will be conducted in special association (commission) meeting, in presence of an Authorized officer,in charge , appointed as a chairperson by SCEA..

The 97th Amendment to the Constitution of India has made Annual Audit of every Cooperative Society mandatory. The power to appoint an auditor for conducting the said audit vests in the General Body of the society. The Section 81 of Maharashtra Cooperative Societies Act 1960 has accordingly been amended and the relevant extract of the Section is enclosed herewith:

Society is paying lease rentals to the developer and has passed a resolution saying conveyance to be obtained on ownership basis. But the land is leasehold land. What an anticlimax?or is it actually?I probably wasn't so unsure even after writing the biggest competitive examination of my life.I was fairly convinced about my chances of getting through the probability of one in thousand. But what do I say about the fate of "Bhaag Milkha Bhaag"!! With great fanfare I booked the ticket for its paid preview before its formal (& wider) release the next day. In not so predictable Mumbai monsoon weather, on a bad week day, I overcame all odds to drive 3 hours at stretch to be able to catch the much anticipated biopic before any of my friends do & still quite disappointedly missed initial 3-4 minutes. It didn't exactly inspire an Opera like feeling inside the multiplex screen with more than half the seats empty. Alright, tomorrow is not a holiday as well but for one of the most anticipated cine ventures of 2013 it was a sorry state of affairs. To some extent it appeared blasphemous that audience didn't even get excited to cheer up one of their SOLE sporting icon for decades on Bada Parda.

Well deserved Bharat Ratna nominee, Sachin Tendulkar took his last lap of honour bidding an ultimate goodbye to cricket today after his 200th test match, leaving an enormous vacuum in every cricket lover’s life.  We all were so habituated to ask question, “What is the score of Sachin?” and later update ourselves with India’s score status. Cheering up aloud with enthusiasm, “Sachin...Sachin!!!” shall all be missed royally. The era has come to an end and cricket will never be the same anymore. Cricket has been like oxygen for Sachin for 24 years of his career. His career embarked in Wankhede Stadium and master blaster preferred to retired in the same stadium after serving the nation in his true spirit becoming the longest survived cricketer in the history.
